3 Popular (But Preventable) Commercial Roofing Problems

When you use an experienced commercial roofer to install a new roof on your business, these materials can last for upwards of 20 years. That said, even the highest quality commercial roofing can present some problems. As long as you take proper preventative measures and are proactive about seeking out repairs from your commercial roofing contractor when needed, you should be able to avoid the following issues.

  1. Leaks Contrary to what you might believe, roof leaks aren't always easy to spot at first. Some can be concealed for long periods of time, especially when water travels away from the source. Typically, a roof leak can be attributed to bad installation, old age, or lack of maintenance. As long as you use a reputable Sherman roof company for your installation, keep up with the maintenance, and repair or replace when necessary, you will likely be able to avoid (or at least drastically reduce your risk of) a leak. Conduct regular visual inspections for missing or damaged shingles and always work with experienced commercial roofing contractors.

  2. Standing Water Under ideal circumstances, your roof should shed water, snow, and ice. But clogged gutters or improper design and/or installation can prevent this from happening. Issues with the HVAC drain line could be a cause, as well. Standing water is actually a big deal because it can cause the materials to break down and could actually lead to leaks. Your Sherman roof company can conduct an assessment that will find the source of the water and how to fix it (whether it be through slope adjustment, gutter cleaning, or drain line changes). Making sure your roof is properly installed and maintained can prevent or alert you to these issues before they wreak havoc on your business.

  3. Blow-Offs Extreme wind damage can cause all sorts of issues for organizations, but if your roof has been poorly installed, you could be in real trouble. Blow-offs, billowing, or punctured materials can all result from high winds, but unless you're dealing with a natural disaster, these aren't problems you should normally experience. Often, improper roof installation or faulty materials are to blame. Since these problems can lead to leaks and moisture build-up (which may result in mold growth), it should be taken seriously. Roof collapse can even occur, if these issues are not addressed. When conducting repairs, your roofing company can take steps to make sure the problems don't occur again. However, it's best to work with a well-regarded contractor from the onset.
